After spending time in Yerevan on several trips and staying in different parts of the center, I would not treat your hotel choice as a minor detail. Yerevan is compact, but staying beside Republic Square feels quite different from sleeping near the Opera, Kond, or farther south around Tigran Mets Avenue.
Some areas make sightseeing and day trips almost effortless, while others give you better value, more evening atmosphere or a more everyday view of the city. Below I compare the neighborhoods I know from walking around the city and the hotels that make the most sense for a first visit, short sightseeing stay, restaurant-focused trip, longer stay or tighter budget.
Where should you stay in Yerevan?
For a first trip, I would stay in central Kentron, ideally somewhere between Republic Square, Northern Avenue and the Opera. Republic Square is the easiest choice if sightseeing convenience matters most. The Opera and Northern Avenue work better if you want cafés, restaurants and evening life directly outside your hotel.
If you have already visited Yerevan or want more character, look near Kond. For longer stays or a stricter budget, the streets around Tigran Mets Avenue and toward Artsakh Avenue can cost less, although I would not choose them over central Kentron for a short first visit.

I have visited Yerevan more than once and explored Republic Square, Northern Avenue, the Opera and Cascade area, Kond, wider Kentron and Tigran Mets Avenue on foot. I also used Yerevan as a base for trips around the surrounding region.
I personally stayed at Republica Hotel Yerevan, Apricot Hotel Yerevan and Apart-hotel on Koghbatsi 16. Those are clearly marked throughout the article.
I did not stay at every other hotel below. Those recommendations are based on the neighborhoods I know, exact location, walking convenience, room type, facilities and whether each property makes sense for a particular kind of traveler.
Best areas to stay in Yerevan compared
Yerevan is compact enough that choosing the “wrong” central neighborhood will not ruin your trip. The real question is how you want the city to work around you: immediate sightseeing, restaurants and evening atmosphere, quieter streets, historic character or cheaper accommodation.

Central Kentron: my default choice for most travelers
Kentron is Yerevan’s large central district and includes Republic Square, Northern Avenue, the Opera and several surrounding residential streets. If you do not need to sleep beside one specific landmark, wider Kentron usually gives you the best compromise between location, price and hotel choice.
While exploring central Yerevan, I found that being ten or fifteen minutes from Republic Square rarely felt inconvenient. Most of the center remains easy to cover on foot, and inexpensive taxis take care of the occasional longer journey.
This is also the easiest part of the city to combine with the route in my Yerevan city guide, because almost all of the central sights, restaurants and evening areas remain accessible without constantly thinking about transport.

If it is your first trip to Yerevan and you want the easiest location to get right, Republic Square is the obvious choice. Museums, Vernissage, Northern Avenue, restaurants and many of the city’s best-known landmarks are within walking distance.
It is especially useful if Yerevan is only one part of a wider Armenia trip. You can sightsee efficiently, arrange excursions easily, and then continue into the country using my Armenia trip-planning guide or the more detailed 14-day Armenia road trip.
The trade-off is that Republic Square is among the more expensive and polished parts of the city. If you want a more residential atmosphere, another part of Kentron will probably suit you better.

If restaurants, cafés, wine bars and evening walks matter as much as sightseeing, I would look around Northern Avenue and the Opera. You remain firmly in central Kentron and can still walk easily to Republic Square, but the atmosphere feels more social and less ceremonial.

Northern Avenue itself is modern and commercial. Rooms facing the busiest pedestrian streets may also pick up evening noise, so move one or two streets away if you want the same location with a quieter night.

Kond is one of Yerevan’s oldest surviving neighborhoods and feels strikingly different from the broad avenues and monumental buildings around Republic Square. Its narrow lanes, irregular houses and hillside setting reveal a less polished and more intimate side of the city.
I walked through Kond’s lanes and spoke with residents whose families had lived there for generations. It became one of the most memorable parts of my time in Yerevan because it felt connected to the city’s lived history rather than arranged as a tourist district.
I would not romanticize the practical side. Uneven surfaces, hills and confusing lanes can make arriving with large wheeled luggage irritating, so I prefer staying near Kond rather than deep inside its narrowest streets.

For lower accommodation prices, look around Tigran Mets Avenue and farther south toward Artsakh Avenue. I explored this part of Yerevan for its smaller shops, cafés and more everyday atmosphere, and it felt noticeably less shaped around visitors than Republic Square or Northern Avenue.
For a short first trip, I would still pay somewhat more to stay centrally. This area makes more sense for longer stays, strict budgets or travelers who do not mind using the metro and taxis.

Both work well, and I would make the decision mainly according to the length and style of your stay.
You are on a short first visit, arriving late, want breakfast and reception, or simply want fewer logistics.
You are staying longer, want a kitchen or washing machine, prefer more space, or already feel comfortable navigating the city independently.
I have done both in Yerevan. I stayed at conventional hotels as well as Apart-hotel on Koghbatsi 16. For a short first visit, I would usually choose a hotel. For several nights or a return trip, an apartment can be excellent.

For most travelers, I would keep it central. Republic Square is the easiest choice for a first visit, especially if you only have a few days and want sightseeing to be effortless.
If you want a little more choice and potentially better value, look across wider central Kentron. The Opera and Northern Avenue are particularly good if restaurants, cafés and evening atmosphere matter to you.
I would choose near Kond for character, but only if you are comfortable with hills and uneven streets. Tigran Mets Avenue and the area toward Artsakh Avenue make more sense when budget or a longer stay matters more than immediate access to the main sights.
Of the places I stayed myself, Republica Hotel is the easiest fit for a first visit, Apricot Hotel is the one I would choose for a quieter and more atmospheric base, and Apart-hotel on Koghbatsi 16 makes the most sense when you want more space and an apartment setup.
